LANDSCAPING

Townhomes: Landscaping maintenance and replacement is the responsibility of the HOA.

Zero Lot Line: Landscaping maintenance is the responsibility of the HOA. Landscaping removal and replacement is the responsibility of the homeowner.

Estate Homes: All landscaping maintenance and replacement is the responsibility of the homeowner. 

Community Maintenance Standards

1. Landscaping shall be replaced within 1 month as it becomes diseased or dies. Missing or dead grass shall be promptly replaced with sod or properly seeded.

2. All privacy hedges must be maintained at 8'. All other hedges must be maintained at 3' to 5', depending on the location. Hedges along the driveways must be maintained at a level that does not interfere with visibility when exiting the driveway. and shall not extend into the swale. 

3. Zero lot line owners may request that the Association not maintain their landscaping. After obtaining approval from the Association, owners may maintain their landscaping at their own expense in accordance with the published maintenance guidelines. Association approval does not relieve the owner from payment of the full Phase Assessment. 

4. The replacement of landscaping with the same plant species does not require the approval of the ACC Committee, provided it is an approved species and not one of the prohibited species listed below. 

5. Any replacement of landscaping with a different plant species required the prior approval of the ACC Committee.

The following types of trees are prohibited:

(3)Banyan                       (10) Tree Bamboo

(4) Eucalyptus                 (11) Schefflera

(5)Australian Pine          (12) Mahoe

(6)Bischofia                     (13) Java Plum

(7)Norfolk Island Pine    (14) Cork tree


IRRIGATION

Townhomes: Irrigation maintenance and replacement is the responsibility of the HOA

Zero Lot Line: Irrigation maintenance and replacement is the responsibility of the homeowner. 

Estate Home: Irrigation maintenance and replacement is the responsibility of the homeowner. 

Community Maintenance Standards 

1. The entire sprinkler system must be maintained in proper operating condition at all times. 

2. Periodic watering of landscaping must be accomplished and watering cycles must be consistent with County or other governmental regualtions.

3. If homes are left unoccupied, owners must make arrangements to ensure uninterupped sprinker operation and maintenance.
